  • Revenue — priced weekly, against the real comp set

    Anyone can book July. The extra revenue lives in the shoulder weeks, the orphan gaps between bookings, and the compression events nobody else priced for — a festival, a wedding weekend, an early fall colour peak. Minimum-night rules and gap rules are tuned monthly rather than set once.

  • Marketing — the listing is rebuilt, not maintained

    Photos re-ordered, title and opening lines re-cut for whoever is searching that month. A property's own brand, domain and direct-booking site, so it accumulates an audience instead of renting one.

  • Hospitality — staged from a checklist

    Stocking lists, linen standards, arrival messaging, mid-stay checks and a review-response routine. The fortieth stay of the season looks like the first because it's the same document, not the same mood.

  • Maintenance — preventive, on a schedule

    StayReady's 200-point inspection runs on a cadence rather than in response to a complaint. Most managers can only coordinate a repair after a guest reports it. We can perform the work before the guest arrives, which is the difference between a maintained property and a managed one.

Days 11–17Property brand and direct-booking site stood up. Guest technology installed — smart lock, thermostat, noise monitoring, StayFi guest Wi-Fi, TouchStay guidebook. Guest message sequence loaded. Cleaning and turnover standards documented with your cleaner or ours.
Days 18–21Any deferred maintenance found in the baseline scheduled or completed. Calendar opened. First weekly pricing review runs.

    A rental agreement signed by every guest through OwnerRez, on top of the platform's terms.

    Scheduling, quality checks, restocking, linen.

  • Preventive maintenance

    Inspections and the work that follows from them.

  • Compliance

    Tourist rooming house licensing, room tax and municipal permits tracked.

  • Reporting

    A monthly statement and a quarterly review of what moved and why.

  • We don't hold your money

    You keep your own accounts and guest funds are paid to you directly. We invoice monthly.

  • We don't sign leases

    Baylake is a hospitality and marketing agent, not a property manager or a broker.

  • We don't spend without asking

    Anything over $500 on your behalf needs your yes first.

  • We don't lock you in

    Month to month. You own the accounts, the brand and the guest list, and you can take them.

  • We don't take every property

    If the analysis doesn't show real upside, we'll say so.
